SUNSHINE CITY MIXED USE DEVELOPMENT
Dalian, P.R. China
The
sea is vast, powerful, and active. Its
own dynamics seems to appear chaotic,
but every one of its inhabitants submits
to its powerful rules of engagement. What
appears to be disordered , actually complies
to ordering principles of a different
logic.
Our approach to this Project has followed
a similar, general principle of organization.
... the buildings understood as big boats
seeking a position in space that is unique
and, at the same time, maintain a visual
contact with the views of the sea. The
subsequent development of the facades
will instill each building with a sense
of special identity , but always related
to the general concepts that inform the
project as a whole.
We propose to create two visual experiences
related to water : the canal and the sea.
This intention , established by a strong
gesture that divides the site in two halves, creates
three edges along the water: two of them,
internal, have an “urban” character similar
the spatial experiences one finds in other
places, such as Amsterdam or Venice. The
third permits a free arrangement of buildings
in direct visual contact with the ocean.
Additionally, the site level is manipulated
to accommodate all the parking underground,
with retail and commercial spaces above.
The resulting sloped condition gradually
descends towards the canal to emphasize
the view of the water, and it ascends
toward its southern edge to permit the
unobstructed view of the sea as well.
These vast esplanades are ideal to landscaping
and outdoor activities that compliment
the rest of the functions. :a ripple effect
